Richard has more than 30 years of experience in real estate development. His impressive background provides key insights into today’s marketplace.
Prior to GIP, Mr. Curto was CEO and a Trustee of Prime Group Realty Trust (NYSE: PGE) from November 1997 through April 2002. As a publicly traded real estate investment trust, PGE owned, developed, managed, and leased over $1 billion of mixed-use real estate. Mr. Curto joined the company through its affiliate, The Prime Group, Inc., where he served as Executive Vice President.
From 1981 to 1994, Mr. Curto was Senior Vice President of Kemper Financial Services, a $65 billion money management firm, where he oversaw the activities of the real estate lending and equity investment group. At Kemper, Mr. Curto was responsible for investing more than $5 billion in joint ventures and direct investments of most types of real estate across the United States.
Mr. Curto began his career at Northwestern Mutual Life Insurance in Milwaukee, Wisconsin, where he focused on asset management and joint ventures of mixed-use and commercial properties located throughout the United States.


Pam serves as Partner at GIP, where she focuses on real estate development and FF&E coordination. She supports the firm’s work across all real estate asset types, with an emphasis on development execution, capital relationships, project management, investor relations, and municipal coordination. She brings a hands-on, experience-based approach to development and project management.
Prior to joining GIP, Pam worked at Prime Group Realty Trust ("PGRT"), where she gained experience in development and project management. Prior to PGRT, Pam worked in property management at Tishman Speyer, where she was responsible for tenant relations and general maintenance coordination.
Outside of work, Pam enjoys fishing, reading, hiking, and working on the Conservation, Trails, and Strategic Long-Range Goals commissions of her lake community.


Daniel Kaplan serves as the CFO of GIP, where he focuses on the financial management of the company's holdings. He supports the firm's resources across multiple current and new projects while maintaining investor relations and accounting and tax reporting.
Prior to joining GIP, Dan served as President for 30 years of a private real estate firm with holdings in commercial office and self-storage buildings in Chicago.
Dan is a graduate of Indiana University and received his CPA certificate in 1982. Dan enjoys spending time with his family and cheering on the Chicago Bears as a long-time season ticket holder.


Brandon serves as Managing Director at GIP, where he focuses on acquisitions, underwriting, asset management, and strategic initiatives across the firm's hospitality, mixed-use, and commercial real estate investments. He supports the firm's investment activities with an emphasis on financial analysis, capital planning, investor communications, and the application of technology to enhance decision-making and execution. Brandon brings an analytical, owner-focused approach that combines institutional real estate experience with practical applications of artificial intelligence.
Prior to joining GIP, Brandon held leadership positions in hospitality asset management and hotel investments with Barings and Hotel Asset Value Enhancement (HotelAVE), where he managed institutional hotel portfolios exceeding $500 million in asset value. Throughout his career, he has led acquisitions and underwriting, capital improvement programs, brand negotiations, ownership reporting, operational initiatives, and more than $40 million in hotel renovations.
Brandon holds a Bachelor of Science degree from Cornell University's School of Hotel Administration. Outside of work, he enjoys spending time with his wife, two daughters, and his dog, Astor. He also enjoys being active, playing basketball, cooking for a crowd, traveling to new places, and cheering on the New York Knicks and (less successfully) the New York Jets.


Robert Clark serves as Head of Development & Construction at GIP, where he leads the entitlement, financing, design, and construction of commercial properties. He supports the firm’s work across multiple property types, with an emphasis on underwriting, capital relationships, municipal coordination, and construction management. He brings discipline and experience to his primary role of development execution.
Active in Chicagoland commercial real estate since 1998, Mr. Clark began his career as a credit analyst at First Chicago NBD / American National Bank, which later became Bank One / JPMorgan Chase. He focused on construction lending to developers and development firms before switching to the development side of the business 25 years ago. Driven by the optimism common to developers, Mr. Clark is also guided by the institutional foundation ingrained during his early years in banking.
Robert holds a master's degree in real estate and construction management from the University of Denver, as well as Bachelor of Science degrees in Finance and Management. Outside of work, he spends time on family activities including youth sports, dance, and scouting, where he is active with Scouting America as an Assistant Scoutmaster.


Rose Mary Milka serves as Controller at CG Hospitality, where she oversees project accounting and financial management across the firm's portfolio. She specializes in project controls, procurement and vendor management, complex deal reviews, and project setup to ensure accurate revenue and cost recognition. Rose brings a detailed, proactive, and project-focused approach to financial operations.
Prior to joining CG Hospitality, Rose served as Assistant Controller, where she gained extensive experience in real estate and property management. She coordinated quarterly and annual financial reporting, oversaw financial management activities, and managed cost tracking and analysis across more than 20 separate LLCs. Her experience includes financial reporting, operational analysis, and multi-entity accounting.
Rose holds a Master of Science in Accounting (MSA) from Northeastern Illinois University. Outside of work, she enjoys traveling, kickboxing, gardening, and performing random acts of kindness.


Scott Curto has an extensive real estate background, falling under many different categories. He has worked on both commercial and residential ventures, including office, retail, restaurant, condominium and residential rental properties.
